Selling a Marbella property? We don't take everything.
We onboard a handful of sell-side mandates a year — only where we can run a real strategy, defend a real price, and close in a real timeline. No vanity listings.
Three reasons sellers choose Muse.
We already know who’s buying.
Because we’re primarily buyer-side, we maintain a live brief on what 200+ active HNW buyers are actually looking for. Your property gets shown to the people who fit — not blasted to a list.
Quiet beats loud, every time.
Public listings get stale and discounted. We can run a 90-day off-market push to qualified buyers first, then escalate only if needed. Most sellers never need step two.
No commission shenanigans.
One fee, agreed up front, in writing. No co-broking cuts, no “referral fees,” no hidden buyer-side rebates. You see the entire transaction economics.
Five steps. Median 67 days.
- 1
Valuation
Walk-through, comparables, condition notes. You receive a written valuation band in 5 business days — not a sales pitch.
- 2
Marketing strategy
We pick the channel mix: open, exclusive, or off-market. Each has a real plan — photography, copy, target buyer profile.
- 3
Buyer match
We surface qualified buyers from our intelligence network first. Public listing only if the brief calls for it.
- 4
Negotiation
Founder-led. You see every offer, every counter, every legal note in real time. No back-channel surprises.
- 5
Close
Spanish notary, fiscal coordination, key handover. We stay through completion — not just to escritura.
What sellers actually get.
Tell us about the property and we'll come back within 4 business hours.
Address, current ownership structure, any active or expired listings, your timeline. We'll tell you within a day whether we're the right fit.
Sellers ask us this.
- What commission do you charge to sell my Marbella property?
- Standard Marbella rates run 5–6% plus VAT for open listings; we typically work at 4–5% on exclusive engagements where we can deploy the full marketing programme. We never quote a number before seeing the property — every brief is different.
- How long does it take to sell a property in Marbella?
- Our median time to signed deed is 67 days from listing for correctly priced inventory in the €1M–€10M band. Off-market and ultra-prime deals (€15M+) take longer — usually 4–9 months — because the buyer pool is smaller and the diligence cycle is deeper.
- Should I list exclusively with one agency or open the property to all?
- Exclusive listings outperform open listings 3-to-1 on net achieved price in our data. Open listings get pushed by whichever agent has the loudest pipeline that week; exclusive listings get a real strategy, full media, and a coordinated buyer outreach across the high-net-worth network.
- What does the marketing investment look like?
- For exclusive listings above €2M we cover full professional photography, drone and twilight video, floor plans, a dedicated landing page, and placement across our buyer-side intelligence network in 7 languages. No upfront cost — it is part of the engagement.
- I live abroad and own the property as a non-resident. How do taxes work?
- Spain withholds 3% of the gross sale price for non-resident sellers (Modelo 211) as an advance on capital gains. Real CGT is 19% on the net gain for EU residents. We coordinate with English-speaking fiscal counsel so the withholding gets refunded cleanly if you overpaid.
- Can you sell my property quietly, without a public listing?
- Yes. Roughly 40% of our prime-band deals close off-market. We circulate the brief directly to qualified buyers we already know are in market — usually via a one-page tear sheet under NDA. No portals, no signs, no neighbours wondering.
